Many years in the restaurant industry and hosting hundreds of wedding celebrations have guided me to present as much information and answer as many questions as possible up-front, assuring NO SURPRISES, and NO COMMUNICATION problems. It’s all here! well worth the read.

HOW ARE THE RENTAL RATES AND BOOKING SITE FEES CALCULATED?
Great Question!! It's been a learning curve for us as well. Villa XoCabo's rent is exactly as stated above but add to that Mexico government taxes of 16% IVA and 3% local lodging tax and booking site fees on top that with a pretty stiff commission of ???% (used to be a reasonable 3% in 2020). So, bingo, the rate charged to the guest is about 10% higher than what we charge. Once you book, let's discuss ways to contain those nasty 3rd-party charges! We have some good ideas. And remember, depending on who you may book through, you have between 2 and 7 days to cancel without penalty and receive a full refund on your deposit after we send the "NO SURPRISES" cost quote.
CAPACITY… VILLA XOCABO IS, well…, ENORMOUS WOULD NOT BE AN OVERSTATEMENT. However, XIRBXX’s TERMS OF SERVICE AGREEMENT restricts advertising capacities of more than 16 or promoting parties. And to be fair and not waste your time, we should let you know that like AXXBXX, we do NOT allow WILD and CRAAAZY PARTIES! --low-key birthdays, family occasions, neighbor-considerate fun: sure; but LOCO = NO GO. Also, per XIRXNXs TERMS OF SERVICE AGREEMENT, we cannot advertise the XOCABO in Cabo San Lucas website or email address until after you book, (but it's pretty easy to find!) DISTANCE FROM TOWN... VILLA XOCABO! is a short 15-minute scenic walk or 3-minutes cab ride down to the marina area—the center of the action in Cabo; restaurants, clubs, fishing charters, etc. Medano Beach (swimming, boats, parachute gliding, Scuba, and many bars and waterfront restaurants) is just a few blocks past the marina. Pedregal Beach, which is our view (gorgeous but NOT swimmable—currents and wild surf) is even closer to our front door. Other beautiful white sand beaches are a short drive away—

(additional charge of $150/night) Located at the far end of the swimming pools, with the best ocean views on the entire property! Both levels have Queen-sized beds and full bathrooms 'en suite'; Level Two, has the most stunning view of any bedroom in Xocabo.
So, all-in-all, Villa XoCabo provides an amazing array of separate sleeping rooms —all without feeling cramped for space nor ‘improvised’ in the slightest—it’s that BIG!

OODLES OF ROOM, CHEFS/BAR, # 1 BEST VIEW / 100%⭐⭐⭐⭐⭐STAR!

We had such a wonderful stay at Xocabo for my birthday! We had 16 people stay for 4 nights. The house is massive with open air dining, gorgeous views from just about everywhere in the house, huge pool area with bar overlooking the Pacific Ocean… it’s just breathtaking! And if you stay here - I absolutely recommend you splurge for the food and booze service. I can’t say enough how amazing all the food was! We had a full spread breakfast awaiting us each morning, following by lunch at the pool. We did two dinners, one was a ridiculous spread of surf & turf, the second fajitas and carnitas that would have cost 3x as much had we gone into town at a restaurant. I would warn that wine is not included in the ore-stock bottomless alcohol. The only issue we encountered was the pool & hot tub not being heated. They tried to fix it but were unable to, so they did not charge us for heating. Ciria and team were also helpful in arranging taxis to town, boat trips and getting us to/from the airport. They were a wonderful team and I’d highly recommend staying at this house.

What an incredible week we spent at XoCabo! The perfect spot for our company party. The property and amenities were second to none. Stocked bar and pools kept the crew happy. Our only trouble was deciding who got what room. Each one is better than the next. I recommend getting the meal plan as well. Ciria and her team made us the best meals and a dinner we will all never forget. Surf and turf and amazing service! They treated us like royalty and kept the house clean for us each day.

PERFECT SPOT FOR OUR COMPANY PARTY!

Without a question this was the best trip I have ever planned or been on all because of Ciria, Arturo, and the rest of the Xocabo staff! There were 24 of us that stayed in the Vila and we all slept, ate, and drank like we were kings and queens.  The only way I can describe this experience is Unbelievably Amazing! From communication, to transportation, to the welcome greeting, food, drinks, etc everything was so professional and luxe! The views were indescribable and the food each day was so filling. My party to give a one world review for their stay and the Reponses were "amazing, accommodating, breath-taking, Attentive, Gracious".  I 1000% recommend staying at Xocabo if you have a larger party size.  THANK you XoCabo for everything!!

Can't even begin to summarize how great of a stay we had. We had a bachelor party of 20. Amazing breakfast and lunch served every day on as needed basis. Ciria makes sure you are taken care of. Staff cleans up after we made a mess partying each night (make sure to tip!) and provides privacy in the afternoon and evening as they leave the house to ourselves. Truly unlimited cold beer and hard alcohol. Beds were clean and comfortable. House is exactly as cool as it looks. We did have some close calls with noise complaints (no fines in the end, but I might be prepared to pay them). We were up late and it was probably on us anyways. If you have a big group and don't want the hassle and clean up that comes with it, it is worth the cost. Best stay I have ever had anywhere. Thank you!
