A five-hundred-year-old villa five minutes from Valencia airport, rented whole to one group of 7 to 14. Seven named bedrooms, five bathrooms, a private pool and 4,500 m2 of garden.

We are reachable 24 hours a day, 7 days a week. What makes this house different isn't what it has, it's who is behind it: we do the shopping before you arrive and cut the flowers that same morning.

Official five-star classification from the Generalitat Valenciana.

Villa Paula is a sixteenth-century villa fifteen minutes from central Valencia and five from the airport. It is rented whole and always to a single group: no reception desk, no other guests and nobody else's schedule.

The house keeps its original works of art. On the facade there is an early nineteenth-century Virgen de los Desamparados hand-painted on ceramic, restored by a potter who lives half an hour away. From the border around it came the orange blossom that is our emblem today.

Here pieces are restored, not replaced. That is the difference between a house decorated in an afternoon and one gathered over centuries.

Official five-star classification from the Generalitat Valenciana. Tourism registry CV-ARU000608-V.

Seven bedrooms with names, not numbers, and five full bathrooms for fourteen. Each room has heating and cooling, a Smart TV and its own paintings. Beds split or join to suit your group.

Inside: dining table for sixteen, a Smeg range with Carrara marble worktops, a cinema room with projector and 7.1 sound, an eighteenth-century billiard table in use, and 240 art books by the fireplace. Two wood-burning fireplaces, firewood included. Everyday china, glassware and cutlery for everyone; the antique collection china comes out on request, arranged in advance.

Outside: private pool all twelve months, wood-fired hot tub for eight year-round, 40 metres of covered pergola, an enclosed and air-conditioned pavilion for twenty-eight, and four separate fires: grill, open hearth, clay oven and paella fire.

Mesh fibre throughout house and garden, with twenty hours of battery backup. Parking for twenty vehicles, a garage and an EV charging point.

Around it, 6.5 hectares of mandarin trees.

We are reachable 24 hours a day, 7 days a week.

Before you arrive: we do the shopping if you'd like (you pay only what you use, at cost), set the beds to suit your group, cut flowers from the garden for the bathrooms and, if the stay has an occasion, we prepare the house for it.

During your stay: we light the fireplaces and the wood-fired hot tub whenever you ask, help with restaurants and arrange transfers with our own drivers.

If something goes wrong, it's fixed the same day.

- The Villa sits on a lane of old farmhouses, in a neighbourhood of rural estates.
- The natural riverbed of the Turia is 300 metres away, used for walking and cycling.
- Local supermarkets are 5 minutes away, open every day, and shopping centres 10 minutes away, Monday to Saturday.

Driving times to the main transport and leisure points:
- Valencia airport: 5 minutes
- Valencia city centre: 15 minutes
- La Malvarrosa beach: 15 minutes
- El Puig beach: 20 minutes

- There are also two metro stations nearby: La Cova (1.5 km) and Rosas (2.5 km). Both main approach roads are paved and in very good condition.

The house has its own parking inside the estate for twenty vehicles, with a garage and an electric charging point. A car is the easiest way to get around, but you can also walk to the metro: La Cova station is 1.5 km from the door and Rosas 2.5 km. Trains leave Rosas every ten minutes and the centre of Valencia is twenty minutes away; the same line reaches the seafront promenades and the beach. The motorway links and the airport nearby leave the house well placed for the beaches north and south, with open countryside all around.

If someone in the group has reduced mobility: the car reaches the door and there is no step from the parking area to the interior. There is a single step to the bedrooms, with a certified four-degree ramp if needed. We have a wheelchair, a shower seat and grab rails. Tell us when booking and we prepare the house.

The 4,500 m2 garden and the six and a half hectares of mandarin trees need work all year. Staff arrive around six in the morning, clean the pool, tidy the area and move on to other tasks: you normally won't cross paths with anyone. The citrus grove is separate from the garden. And if you'd rather nobody came in on a given day, say so and they don't.

There are original restored paintings on the walls. You can live with them: we only ask that you bear it in mind.

One dog up to 25 kg, agreed in advance.
