River House has beautiful views of the Winooski Falls and is part of Burlington's historic mill neighborhood. It's a 10 minute walk to the Winooski Circle which is full of restaurants and activity. Downtown Burlington and Lake Champlain are a 10 min drive away. This unique, arty, brand new loft space includes hardwood floors, a small kitchen and bath, and a shared outdoor space. River House is a good fit for couples, close friends, solo adventurers, and business travelers.
The space
River House was built in the summer of 2017 with its historic mill neighborhood in mind. The original house dates back to the 1890s and you'll see many historic details in the new space such as photos, maps and books. There are funky, arty touches around the house including large paintings and some smaller works by local artists. The house is stocked with all the comforts of home and we hope your stay here will be restful and that you will get a chance to explore the neighborhood.
River House is permitted and inspected by the city of Burlington.

Vermont River House

Fun place to stay and easy to walk to the winooski circle! Love the decor and the vibes. Definitely will recommend friends and family to stay here when they visit Vermont. Loved the little things like fresh coffee and milk along with the fabulous granola made by the host Eva! Thanks again- Laela and Armando

5 stars!

River House (RH) truly is a special place. It is a little patch of serenity in the city. I stayed there for a total of 9 weeks: 3 weeks in September and 6 weeks from November to mid-December. The apartment itself is quite comfortable. I am actually very surprised that I could live so comfortably in 360 square feet. But the layout is well thought out and it works.
When I arrived in September, there was a jungle of sunflowers in the back yard (I don’t think this was intentional). It was such fun to watch the chipmunks, squirrels, blue jays, cardinals and the flock of goldfinches attracted by the sunflowers. I hope Eva plants some again next year. She also has chickens and cats, which were quite amusing.
In September, when I could open the windows, I could hear the Winooski Falls. In the winter, when the trees were bare, I could see the twinkling lights across the river in Winooski. It was just lovely. RH is located close to the airport and Eva put earplugs in the bedroom, but I never used them and was never bothered by airplanes and I am a light sleeper. Maybe the bed was just so comfy that I didn’t wake up. There is also an Air National Guard station nearby where they fly F16s. They are loud, but as far as I could tell, they would fly out (five of them, usually late morning) and back just once per day and many days not at all. I never heard them at night.
As a women traveling and living alone, safety is very important to me. The entrance, while across from the back door to the main house, is private. It is behind a gate that leads to the fenced back yard. I don’t think anyone would be able to tell from the street that there is an apartment with an entrance behind the fence. Eva also installed motion sensor lights and cameras outside. I always felt safe there.
The queen bed is some sort of memory foam mattress and is just sooo comfortable and Eva splurged on the bedding. The sheets and pillowcases are super soft and the big fluffy pillows are awesome. Some mornings I would bring my coffee upstairs and drink it in bed. I didn’t want to get up because the bed was just so luscious. I am actually going to buy a mattress just like it for my own home.
RH has a lot of interesting art and historical photographs and maps of the area. Take a few minutes to read the information book which describes each piece. This is pretty cool. My favorite is the photo of a boy working in the old Chace Mill. I was at RH when the temperature outside was 95 degrees and when it was 5 degrees. I was always comfortable.
I am from Florida and one thing I don’t like about staying up north in the winter is that I always get so dried out. This didn’t happen at River House, I think because it has radiators for heat. If I ever felt chilly, I could turn up the thermostat and be toasty in literally just minutes. I suppose because the apartment is small.
The location of River House is really a plus. I could walk across the bridge (<10 minutes) to the Winooski Circle where there are several nice restaurants and shops. Even closer is Laughing River Yoga and Pingala in the old Chace Mill building. The bus stop is a 3 minute walk from the apartment. It goes to the University where I was working temporarily and to downtown Burlington. I just loved my Burlington lifestyle.
The best thing about River House though is the owner and her mom, Eva and Sophie. They are just the sweetest ladies. If you need anything, don’t be shy: Ask Eva and she will probably lend it to you or get it for you or help you out in any way that she can. I was able to stay there without a car due to the proximity to the bus stop and because Eva picked me up and dropped me off at the airport several times and I was able to tag along with her or Sophie on trips to the grocery store.
I really really miss the River House :( Another reviewer said she would live here permanently if she could. So would I!

A little patch of serenity

The River House is MAGIC! It is the perfect mix of cozy, yummy country river feel in the center of the city for super convenient access to the cool restaurants, pubs and all the local music and performance venues. It sits viewing the historic Mill and River with Falls and the sound of the water is so relaxing and lulls you to sleep. It felt like home instantly. It feels both luxurious and like the river cabin home you want it to be. Eva is an outstanding and exceptional host- she has anticipated every need one might have in the River House and everything is so perfectly placed. The bed is heaven and it being nestled up top loft style- is spacious, open and so cool. The bathroom and shower is lovely and really I would live here permanently if I could! It's also, really awesome seeing the chickens in the backyard, there is something meditative and peaceful about watching them- again, it made me feel like I was in the middle of nature between the river itself, the chickens and the gorgeous peaceful and intentional design of the place- without having to be way out somewhere so I could get to the center of things easily. You will LOVE your stay here and I can't recommend it and Eva enough!

Pure magic!

I loved staying at River House by the Winooski Falls! From the moment you enter, you can tell there is something special about this space. Lots of wood, light and a majestic cathedral ceiling. Even though this tiny house/studio/loft is centrally located in a busy neighborhood, it feels very calm and cozy as the backyard is fenced in.
The house is beautifully built and has all the comforts you would expect at home. Eva really did think of everything: coffee, tea, yogurt and granola, milk, toiletries, new towels and sheets - it is all very luxurious. The walls are thoughtfully decorated with art and historic photos and maps of the area. There is a collection of carefully chosen books about the mills, the Winooski River, other River Houses and Vermont. It's a quick 5 minute walk to Pingala Cafe for some tasty vegan food and Laughing River Yoga for some Vinyasa with Emily - really a perfect combo.
A 10 minute walk will get you to the Winooski Circle where we enjoyed brunch at Sneakers and dinner at Misery Loves Company. After lunch, we had a nice walk along the Winooski River Walk which loops through nearby woods. I loved being able to get to so many places on foot and the airport and downtown Burlington are just a 10 minute drive away. I can't wait to enjoy summer cocktails across the river at Waterworks on their patio by the falls.
And there is something so restful about being here at night with the twinkling lights of Winooski across the water. And then going to sleep on the super soft bed to the sound of the falls is quite dreamy.
I highly recommend giving River House a try. I imagine any season would be a nice time to visit and exploring this historic area full of mills and restaurants will be a treat. The only difficulty might be leaving this little retreat by the falls!
