The house is located almost exactly at the midpoint of the main channel of Lake Hamilton, which results in wonderful views of both the lake and Mount Rianti from throughout the house. On the main level, there are picture windows running nearly the entire length of the back of the house and wrapping around on one side. There are also interior windows separating the living room from the sunroom, allowing for a truly beautiful view of the lake from almost every room in the house, whether you are eating a meal at full-size dining room table, prepping a meal on the island in the kitchen, watching TV in the living room, or playing a game of foosball in the sunroom.
The kitchen, dining area, sun room and living are open format, allowing guests to easily move around, while the various bedrooms and variety of outdoor spaces, allow for privacy when desired.

There is both a paved patio area with both covered and uncovered sections, as well as a wooden deck. A variety of patio furniture, a gas grill, and small propane fire pit allow for a variety of gathering spaces and feels, in full shade, full sun, and everything in between. The short distance down the hill to the lake means that there’s almost always a breeze up on the deck and patio.
The property also features a private boardwalk and swim deck, great for sunbathing, taking a dip, or watching the sunrise or sunset. The back yard also has numerous comfortable spots for a lawn chair or a beach towel and several mature pine, oak, and hickory trees.
The house includes a variety of sleeping options. The master bedroom has a king sized bed and attached bathroom with tub and shower. The second bedroom on the main level is on the opposite end of the house and features a queen sized bed, a desk/work station, and a full-length mirror. There is an adjacent ¾ bathroom (shower). There are also three full-sized sofas on the ground floor, including one sleeper sofa.
The third and fourth bedroom are located down one flight of stairs, directly below the sunroom. The first lower level bedroom has a queen sized bed, a window with a lake view, a 43’ TV with Roku Streaming Device, a desk/workspace, and a full-length mirror. The room also has a door the opens to the outside with three wooden steps down to the backyard, just below the main deck, allowing for direct/private access to the lake. A short hallway connects the third bedroom to the fourth bedroom (Note: guests must pass through Bedroom 3 to access Bedroom 4). A shared bathroom with shower with small window with lake view is accessed via the hallway. The fourth bedroom includes two Twin XL beds and a window with lake view.
All bedrooms have closets or wardrobes with hangers as well as folding luggage racks.
There is a 58” TV in the living room with Roku Streaming Device, BlueRay/DVD player, and a gas log fireplace.
The kitchen is fully equipped with cooking utensils and equipment, place setting for twelve (12), as well as an electric range, oven, microwave, refrigerator, ice maker, coffee station (Chemex and drip machine), toaster, blender, and other items to prepare and serve meals.
A full-sized washer and dryer are located on the ground floor and are available for guest use anytime.
From the deck or back door of the house, it’s a short walk (~150 ft) down the grass path to the boardwalk and swim dock.
There is a circular driveway with plenty of room to parking up to ten (10) vehicles, including a boat trailer. There is also additional free on-street parking on the opposite side of the street.
We prefer to give guests their privacy but live nearby and are happy to assist or greet guests if needed/desired.
The house is located on a fairly quiet road. The neighborhood has a mix of residential and vacation lake homes, as well as condos and apartments. There is a sidewalk on the opposite side of the street, which leads to a shopping mall, movie theater, and shopping center, which includes a Kroger's Grocery Store, coffee shop, and other retail.
House is located right on the lake and only a few minutes drive from all that Hot Springs has to offer. There is a sidewalk across the street which allows you to walk to the movie theater, shopping mall, and shopping center with grocery store and coffee shop.
Hosts are lifelong residents of Hot Springs and happy to provide local recommendations upon request, including local hikes and nature excursions (Bill is an active member of the local chapter of the Master Naturalists and regular hike leader) The hosts or their property manager are not onsite, but available by cell or to come by if needed.

The 416 on Lake Hamilton

I cannot say enough great things about our stay. We had about 10 properties on our list when we were planning our trip and I am sooo happy we booked this one! The location is perfect — you feel secluded but are right in town! The house is beautiful and the view is stunning. Our boys (age 5 and 8) were begging us to stay one more night. They said they could have done without all the adventures we took and just spent the entire time at the property. The kayaks were the highlight of our time. There is a cute little island you can kayak to. Everything is so clean and labeled. They have everything you need there too. We 1000% plan to come back and wouldn't think of staying anywhere else. Thank y'all!

This was a great place to stay! We were a group of 6 (Mom, Dad, kids aged 12, 17, 19 his girlfriend). There was plenty of space for everyone. The house and contents were super clean and organized with everything you could need. The gorgeous view and a hand-written welcome note from Bill, Kathy & Joe made it all the more special.

A hand-written welcome from Bill, Kathy & Joe

This is our second time staying with Bill and Kathy, and we will plan to return any time we want to visit Hot Springs. You can't beat the beautiful lakefront location. The home is beautiful and is by far the most well-appointed Airbnb we have ever had the pleasure of staying in. They have truly thought of everything you could possibly need for a great vacation. All kitchen and living things you could need if you plan to cook or grill for yourselves, laundry, clean spaces, lots of room to breathe and relax. We loved the foosball and our boys were ecstatic with the kayaks that have been added. Seriously, you cannot pick a better place for a beautiful fun and relaxing vacation. Thank you!!!

Our second stay — and we'll keep coming back

Stayed here with family over a long Thanksgiving holiday and want to go back every year! Our goals were to spend time together, wander around downtown, relax and do some cooking — all were accomplished. Everyone had comfortable spaces to individually relax in, along with several group areas. We spent the most time in the kitchen, which was fully equipped with more than we could have imagined. Renovated and modern. Outdoor areas were so beautiful with lots of seating. William was checking in frequently to make sure our stay was comfortable and we had everything we needed. Most Airbnb's now feel sterile and have bare minimum quality to fill a space. This house was lived in and we felt so at home here!

This house was lived in and we felt so at home

We just wrapped up two unforgettable weeks at The 416 on Lake Hamilton, and we're already trying to figure out when we can come back. Our trip was a little unusual — week one was a group of college friends (all of us now in our 70s) who get together every year, and week two was siblings, their adult children, and grandchildren all together under one roof — and The 416 handled both with ease. It honestly felt like the home was designed for exactly this kind of rolling family-and-friends reunion. The lake setting is everything you hope for and more. Mornings on the dock with coffee, kids in and out of the water all afternoon, and sunset gatherings on the deck quickly became our daily rhythm. Having direct lake access made every single day feel like a small vacation in itself — we never once had to pack the car to "go find something to do." It was all right there at The 416. Inside, the kitchen and gathering spaces are where this house really shines. Fantastic all around!
