A house for two, with room for four. The Oast at Martins Farm Estate brings together a pink AGA kitchen, old timbers and a private enclosed garden in the Sussex village of Frant. Set within a fifteen-acre family estate, this converted single-kiln oast house is made for unhurried breakfasts, country walks and evenings with your feet up.

Two upstairs bedrooms sleep up to four. One well-behaved dog, Wi-Fi and parking are included, with central heating throughout. Royal Tunbridge Wells is around 10–12 minutes away by car.

The Oast, room by room

Kitchen and dining room

The round kitchen sits inside the former hop kiln, with exposed brickwork, curved walls and an AGA. There is a dishwasher and everything you need for a self-catering stay. The adjoining dining room has a table for meals together beneath the old timbers.

Sitting room

A comfortable sitting room with a large L-shaped sofa, television and doors to the garden. There is space to settle in with a book after a walk or a day in Tunbridge Wells.

Main bedroom

Upstairs, the main bedroom has a double bed, storage and sloping ceilings. Both bedrooms are reached by stairs with a handrail.

The round bedroom

Also upstairs, the round bedroom has a single bed with a pull-out truckle bed underneath. Its curved walls sit within the old kiln. The room is particularly well suited to children; with both beds in use, space is snug.

Shower room and downstairs WC

The main shower room is upstairs. There is a separate WC on the ground floor. This is a historic house with stairs, low beams and sloping ceilings.

Private garden and estate

The Oast has its own enclosed garden with outdoor seating, within a private family estate entered through an automated gate. Guests are welcome to explore fifteen acres of meadow, orchard and woodland. The hosts live on site; Martins Farm is not a working farm and there are no farm activities. The grounds beyond the garden are not dog-secure, and deer visit regularly, so keep dogs on a lead there.

Separate boot room and laundry

The boot room and laundry are in a separate outbuilding beside The Oast, with a washing machine, tumble dryer and additional fridge space. It is a useful place for muddy boots, wet coats and the washing.

Bringing your dog

One well-behaved dog is included, with a second by prior agreement. Dogs stay downstairs and off the beds and furniture, and should not be left alone in the house.

Days out from the gate

Walk to The George in Frant, about ten minutes away along a country lane with no pavement for part of the way. Bayham Old Abbey is about 12 minutes by car; Scotney Castle and Bewl Water about 20; Bedgebury about 25; and Ashdown Forest about 30. Penshurst Place is about 30 minutes, Hever and Bodiam about 35, and Sissinghurst, Great Dixter and Chartwell about 40. Drive times are approximate; allow for traffic and parking and check each venue’s current opening dates, tickets and dog rules.

Arriving and staying

Minimum stay two nights. Check-in is from 3pm and check-out is by 11am. The Oast is non-smoking. There is no EV charging. You may hear the village church bells, passing traffic and ordinary estate activity.
