Located 100 yards from the 1st green at renowned Sweetens Cove Golf Club, No Laying Up has created the perfect getaway for avid golfers on more of a "Strapped" budget. The basement unit of the Birdhouse is a two bedroom unit and is perfect for smaller groups looking to stay and play golf at one of America's most unique golf desitnations. The unit can be rented together with, or separately from, the upstairs unit.
Within The Birdhouse, patrons will find plenty of space to rest, relax, and enjoy time with friends and family after a great day of golf. The house places an emphasis on comfort and function but was also designed as a real world extension of No Laying Up's community of avid golfers.
Outside the house, architect Rob Collins, the co-designer of Sweetens Cove, has created the "10th hole" a teebox measuring 110 yards to the center of no. 1 green to give visitors a chance to play a little bit of "bonus golf" while hanging out on the laid back front deck overlooking the course. Both basement and upstairs guests enjoy access to the "10th hole."
The downstairs features two bedrooms that sleep three guests each (a set of bunk beds and a double bed in each room). The unit comfortably sleeps six. There are two newly renovated full bathrooms, a kitchen and a porch leading to the east side of the house. The garage putting green and warm up area is shared with the upstairs unit and is the perfect place to safely store clubs and get ready for a big day of golf.
Note: This unit is more basic than the upstairs unit (read: "Strapped" vibes), but we are making continual improvements as we go along (new refrigerator, dryer, garage putting green/warm-up area, and microwave were recently installed, as well as a large bar in the main room). If plan to be on the course all day and looking for a place to hang a night and lay your head, this unit is perfect. If you're in the market for more C-suite accommodations, then book the upstairs unit.
Important Information Regarding Courses Passes and Booking Policies:
If you would like to book both units concurrently please submit a booking request for each one individually (unfortunately there's no way to book both with one click). Please reach out to birdhouse@nolayingup.com and we're happy to answer any questions or assist with any issues.
Booking Passes for the Course
Groups booking the house for 2027 dates in the early booking window (which opens October 22nd, 2026 at 6pm eastern and closes November 15, 2026 at 6pm eastern) are guaranteed passes for all dates of your 2027 reservation that the course is open. Please confirm that the course is open on your desired dates and adjust accordingly. If your booking is accepted you'll receive a confirmation. At the end of this window, we'll get a list of reservations over to the course and you'll receive a link to book your course passes and put down your deposit for passes. After that, passes will open to the general public (i.e. those who have not booked lodging) in early November. If you have any questions about passes or events CALL THE SHED: (423)-280-9692, and they will do what they can answer questions as they arise.
For open dates for the remainder of 2026, all guests need to visit Sweetens Cove website to book tee times and all day passes through the course. Please ensure you have this sorted before you book the house as we are not able to arrange passes after the fact.
We'll work with guests in the event of closure of Sweetens Golf Club due to TVA flooding to come up with rainchecks and rescheduling. This happens sometimes and it's just the nature of the beast at Sweetens.
The 2027 Course Schedule is front and center on the main Birdhouse page and in the photos below. The 2026 Course Schedule is also posted for reference in case you want to book a spur of the moment trip. Late fall can be sneaky-good!

NLU Birdhouse: Downstairs

House on the course is perfect. Set up is ideal for your group stay. Pretty big water damage/mold spot on the ceiling was concerning. As was the significant amount of condensation dripping out of the HVAC unit that filled the floor of the room it was in along with mold all over that room. Not much competition to deal with so maintaining the property doesn't seem to be a priority or even a concern. Just beware of these issues before you book. If you don't care about mold then you'll be just fine.

Fun Stay but Needs Work

The Birdhouse Downstairs was perfect for our group! The kitchen and bar were well stocked with condiments and mixers, everything was clean, and the tee box out front for the 10th Hole at Sweetens was just icing on the cake. A great spot to stay, whether you’re playing SC or journeying to other courses in the area!

Incredible Time

Awesome place to stay when you’ve got a sweetens round. Everything you need and nothing you don’t. The warm up and putting area in the garage is also a nice little addition. Don’t forgot to leave a bottle for the next group and enjoy that tee box!

Great spot for a golf trip

Cannot beat the location and the downstairs is ideal for group hangs. Pure golf trip fun. Very clean and perfect for our needs.

Perfect Spot

House location was great, everything was clean, and there were the requisite 10 bottles of mustard in the fridge. Only complaint is that the electronic locks on 2/3 doors don’t work so you can only enter through the very front door, which was OK because no one was staying upstairs. There also wasn’t a “handbook” on the counter as advertised. Still, on balance, it’s a great place.

Don’t bring mustard if you’re staying downstairs
