8 bedroom luxury family home with cinema room, 3 reception rooms, open plan modern kitchen living dining space with a leisure wing offering a gym, swimming pool (set to 29 degrees Celsius) ,table football, mini pool/air hockey. The garden boasts three tiled terraces, two lawns and a koi pond. The house is available to rent for up to 20 guests and no more please even during the day on site (sleeps 16 in beds, any more will be on mattresses with full linen). It is perfect for a relaxed family and friend gathering. It is not a party house. Stag and hen parties by request only. This is a family home with space for extended family and friends to gather. It can also be rented by a smaller group with fewer bedrooms, but still the same great facilities. The open plan kitchen/diner is the heart of the house and provides a lovely space to be together. The indoor heated pool is available for sole use by the guests. This is not a hotel but our family home. The old part of the home is 1915 but has been modernised in areas and well maintained. The doors in the old property are very old and can be difficult for small hands to open. The modern part of the property was built in 2022 to create a huge open plan living kitchen dining space and the indoor pool. There is a large lounge at the end of the house with a wood burner, perfect for a relaxing evening. Fire wood can be found in the wood store, at the side of the property. The 8 bedrooms are spread over two floors, 3 have ensuite bathrooms and there is additional 2 bathrooms and a downstairs toilet. The pool has its own shower and toilet. The 8th bedroom is the media room which is made up where required. 2 king beds, 4 standard double beds, 1 sofa bed (in media room on 3rd floor), 2 single beds. Alternatively, one of the living rooms can be made up as a bed room on the ground floor for those who find stairs challenging. The pool water is heated year round to 29 degrees and the pool room to 30 degrees. This is not a spa pool so it will be cool akin to a public swimming pool. The following benchmarks are a good reference point:Competitive swimming pools: 24°C-27°CPublic swimming pools: 26°C-28°CPrivate swimming pools: 26°C-30°CTherapy pools: 30°C-36°CSpas: 36°C-40°CGuest have access to all the lounges, kitchen, pool and gym. There will typically be a caretaker onsite beyond the pool. They have their own self contain area. They enter their space via their own door. They may have a car on the drive and will walk down the end of the garden to reach their accommodation. They will be able to provide assistance if needed to understand the working of the house. The guest will be provided with keys and the fobs for the electric gates.Quiet country hamlet, 3 miles outside of Oxford. Access to lots of country walks and in walking distance of Bagley woods. There are two local pubs, The Fox and The Flowing well. We walk to both, although the Flowing Well is a little further and includes as walk through a field. As a family we prefer the Flowing Well, the service is great and the food is tasty. There is Co op on Wootton, a short drive away and a large Sainsburys about 8 miles. Please note - The media room doubles as a bedroom with a sofa bed. This room is connected via a walk way to one of the third floor bedrooms. The pool and patio tiles are very slippery when wet. We provide a dining room table with an extension table to allow for sitting of 16 people. When at full capacity of 16 the dining table with its extension will be extended over the wine cellar floor hatch reducing its access. We ask all items to be returned to their original location and cleaned including all kitchen equipment and the ovens. All items brought to the property to be removed including all food. The cleaning fee does not include for this and will be charged as an extra where left to our cleaners. We have sound sensors on site as part of our approach to ensure guests are not disrupting our neighbours to ensure the longevity of the availability of the property. Internally these are set higher than those externally. These are set at sensible levels to ensure the enjoyment of the house, but excessive noise you will automated noise notifications to respectfully ask you and your guests to keep the noise down to minimise disturbance. We have had numerous complaints about their presence. They do not intrude with audible alarms, but send an sms to advise guests of the sound level which we do ask guests to try to address promptly. We have 6 active external cctv cameras on the property. These are not set to record any internal behaviour and are installed for both our properties and guests security should a recording be helpful in the event of any burglary or incident. They are recorded 24/7 and will record during all stays. The contemporary glass roof to the dining room occasionally has condensation during cold snaps and when the pool door is left open (high humidity - cold surface = condensation...). We requests guests keep the pool door closed to mitigate this and other damaging damp issues. The master bedroom has a huge glass modern facade which would be ruined with a curtain or blind. Eye masks highly recommended. It is entirely private so others are unable to look in. We have had many guests complain about this so please be mindful when booking. See the pictures and there are plenty of listings for the property online to see more images. The kitchen extractor requires the user to slide out to access the fan and light buttons. Please ask for help if you are unable to operate it.Maintenance update:There are ongoing maintenance tasks at the property: Few loose tiles awaiting repair. Swimming pool moving floor has anti slip surface at present awaiting new tiling end of Summer 2026. Air hockey table can has failed. Not due to be replaced. Mini snooker available as an alternative or table football in music room. These are provided as a gesture. Some climbing wall holds are loose. The self circulating shower in the family bathroom primary shower is fully operation. The circulating shower we have had reports of issues, but we are not due to review or replace the secondary operation of the shower.Cleaning guide - The property is cleaned and set for approximately 32 hours before each and every stay by our house keeper and professional cleaners. If there are any issues discovered on arrival, please let us know and we will do what we can to resolve promptly. Occasionally there may be the odd missed cobweb at high level. OperationalIf you have any issues with any electrical devices or kitchen appliances, please do reach out and we will support best we can during your stay.
