To ensure a safe, respectful, and enjoyable stay for all guests, the following rules apply to all reservations:
📝 Booking Requirements

 <li>Primary guest must be 21+ and must occupy the property for the duration of the stay</li>
 <li>ID verification required for booking guest and all guests under 25 prior to arrival</li>
 <li>Guests are required to sign a Vacation Rental Agreement prior to arrival</li>
 <li>Resort Management approval is required</li>
 <li>Travel insurance is highly recommended</li>
</ul>
🚫 Property Use & Conduct
<ul>
 <li>Not pet friendly </li>
 <li>No parties, events, or large gatherings</li>
 <li>No smoking or vaping inside or anywhere on the property (minimum $500 cleaning fee applies)</li>
 <li>No illegal activity permitted</li>
 <li>Property may not be used for commercial or business purposes</li>
</ul>
🔇 Quiet Hours & Community Respect

 <li>Quiet hours are 10:00 PM – 8:00 AM</li>
 <li>Excessive noise or complaints may result in immediate termination of the stay without refund</li>

 <li>The number of guests listed on the reservation is the maximum allowed at any time (including visitors)</li>
 <li>No unauthorized guests are permitted on the property</li>
 <li>Violations may result in removal without refund and a fee of $100 per person, per day</li>

• Insects, geckos, and other small wildlife may be present, especially near water and landscaped areas 
• Palmetto bugs (common in Florida) may occasionally appear despite regular pest control 
• No refunds will be given for environmental or naturally occurring conditions
