A beautifully renovated luxurious Barn situated on the outskirts of North Berwick and surrounded by stunning farmland. A peaceful and tranquil location, yet just a short walk to the nearest beach, the centre of North Berwick and the train station which transports you to Edinburgh city centre in 30 mins. All in all it's the ideal location for discovering the delights of North Berwick, it's award winning beaches and fabulous High Street packed with independent shops, bars & restaurants.
The Barn dates back to 1890 and was previously used to house farm machinery and grain. In 2017 it was saved from dereliction when we lovingly restored it into a five star luxury holiday home, winning the esteemed Herald Property Award for 'Best Renovation / Conversion in Scotland'.
With ample private parking to the front and a private, and secure, garden to the rear with outdoor dining furniture and a Weber charcoal BBQ.
Internally there is a coat and boot room with a utility room at the front door which leads into the large kitchen / entertaining area. A fully stocked Poggenpohl kitchen with a large island, Siemens appliances including an induction hob, oven, microwave, fridge / freezer, dishwasher. Ideal if you wish to cook during your stay, or if you'd like to arrange a private chef.
Off the kitchen is the living room / dining area with 2 large sofas, a RAIS log burner, SMART TV and a mezzanine above accessed by a beautiful bespoke Beech staircase. This is the ideal den for older children / teenagers to hang out in as it has it's own sofa, SMART TV, PS4 game console and a very stylish gaming chair.
Downstairs there are two bedrooms and the family bathroom with a double ended bath and a wet room shower with a waterfall shower head. One of the bedrooms can be set up as a superking or as twin beds and the other is a double.
The upstairs Principal bedroom, which is accessed from the staircase in the kitchen, can either be set up as a superking or twin beds. It has an ensuite with Duravit fittings and a wet room shower with waterfall shower head.
Throughout the downstairs of the property there is underfloor heating, oak flooring and triple glazing making it super cosy during the Winter months.
Fluffy white towels and ultra soft bathrobes are provided (we even have some mini robes for our younger guests in sizes 2-5 years and 6-8 years). High chairs and travel cot beds are also available by prior arrangement.
We welcome up to two well behaved dogs in the Barn.

The Barn - Williamstone Farm Steadings

Where to begin - Steph has truly created something special. Tranquil but close enough to get out and about (leaving this stunning house was difficult!) there is just a bit of everything for everyone.

The barn itself is immaculate, comfortable and has everything you need plus a very well stocked kitchen for even the most ambitious cooks. Steph has a great eye - the interior design is really well done with the little touches that just add to the ambiance. The comfortable beds meant we all slept so well.

The local produce in the welcome basket had us out shopping for more to take home. The barn is stocked with toiletries provided by local Laura Thomas Co. (With a generous 15% discount for Barn guests!) and we loved going to the shop. That bubble bath :)

Steph has thought of everything with the comprehensive info provided pre arrival and also with the maps etc left for us to use. It meant we didn’t have to think about planning as Steph has found all of the gems for us. When we needed info - it was there.

Long or short walks; forest or beach; castle or golf; lobster at the harbour or amazing steak in town; gelato to rival Italy and a well stocked boutique wine shop - honestly, what more do you need? It’s all there! And that’s just in North Berwick. There is also a difference with dog friendly and dogs allowed. We found everyone very friendly and our dog was allowed pretty much everywhere.

We can’t wait to come back! Thanks for making this family pilgrimage nourishing and relaxing x

Everything has been thought of for an amazing stay x

We had an amazing stay at Steph’s lovely cottage this Easter. So good in fact that we booked a return visit the day we left. Leaving was a wrench, we could have quite happily stayed for longer. The cottage is an incredible mix of the old and new and we loved the decor, the lighting, the bathrooms, the garden area, and the super comfortable
beds. Steph and her family have thought of everything from the comprehensive instructions beforehand, regular communication, a list of local interesting things to do and places to eat right down to the fluffy dressing gowns. Nothing was too much trouble and I almost don’t want to tell anyone about this gem of a place in case it gets too busy! A truly 5 star experience.

Quite possibly the best holiday cottage ever

"We recently stayed at the Barn at Williamstone on recommendation from friends. We were not disappointed. Lovely host in Steph. The accommodation is stunning. Finished to an excellent standard, from super-comfy beds to light & airy living spaces with the added living area in mezzanine making a lovely cosy area to settle in & watch a film. Added touches like the support of local businesses with delicious soda bread, treats for the dogs & lovely toiletries were appreciated. The setting is perfect with the combination of apeaceful setting but just an easy walk away from the High street with all the shops, restaurants, pubs etc you could possibly want. Beautiful as the interior was, my particular favourite part was sitting in the sunlit garden in the evening with a book & glass of wine being serenaded by the skylarks. Bliss!"

The Barn at Williamstone

"We spent a weekend away with family and the Barn was perfect for us all. Steph and Ryan have created an amazing holiday get away, the design and decoration is first class and attention to detail is outstanding. We arrived to find a welcome pack in the kitchen with some home made sourdough bread, the bathrooms supplied us with beautiful Laura Thomas toiletries along with fluffy bathrobes, even the two boys (5 & 3 years old) got their own mini versions which they loved. Steph has thought about pretty much much everything you would need to make the stay perfect, toys and games for the kids, down to doggy treats for the dog. This property is 5 star and we willrecommend the place to everyone. Thanks Steph & Ryan we loved our stay."

Fabulous stay at North Berwick in the most amazing property

"We had an amazing family weekend stay here in June 2023. The Barn was immaculate throughout and it definitely deserves its 5 star rating. Steph is a wonderful host and has thought of everythingincluding a lovely welcome pack, locally produced toiletries, dog treats and even a wee bathrobe for my 11 month old grandson. Our weekend was made even more special as the weather was wonderful throughout so we made good use of the outdoor space. All in all, a fabulous weekend was had by all and I'll definitely be recommending the Barn to our family & friends. Thank you Steph."
